Sheriff Construction is proud to support Higgins Partnerships in delivering 134 new homes on the former site of Hartopp Point and Lannoy Point, Fulham.

This exciting project, commissioned by Hammersmith and Fulham Council, focuses on creating high-quality, energy-efficient homes built to the rigorous Passivhaus Classic Standards. As a key contributor, Sheriff Brickworks and the Sheriff Construction’s roofing teams are helping to bring this sustainable development to life. Read on for more details.

What is Passivhaus?

Passivhaus, or Passive House, is a rigorous standard for energy efficiency in buildings. It originated in Germany and focuses on creating structures that consume very little energy for heating or cooling. The key principles include:

  • Excellent insulation
  • High-performance windows
  • Airtight construction
  • Mechanical ventilation with heat recovery

The result? Homes that are incredibly energy-efficient, comfortable and sustainable. It’s all about achieving that perfect balance of being kind to the environment while providing a cozy living space.

Committing to local communities and sustainability in Fulham

Higgins Partnerships has been working closely with Hammersmith and Fulham Council and the local community through an extensive consultation process, to ensure that the aims and objectives of residents are at the heart of the project.

As a result, the development is set to provide 134 Passivhaus Classic Standard homes for local people, with 84 per cent of these designated as genuinely affordable. This includes 67 flats available at social or London affordable rent, and 45 homes designated for affordable shared ownership. Local residents in need of housing will have first priority for these new homes.

Designed by BPTW Architects, the site includes three buildings, which range in height from three to seven storeys, offering a mix of one, two, and three-bedroom apartments. The development also includes landscaped gardens with trees and shrubs chosen to promote biodiversity, play spaces for various age groups, electric vehicle charging points and cycle storage.

Along with a ‘Fabric First’ approach, the development incorporates state-of-the-art technologies like air source heat pumps, solar panels and blue and green roofs, all of which is expected to result in an 86% reduction in net carbon whilst also significantly reducing energy bills for residents.

How is Sheriff involved?

Sheriff Brickworks has secured a masonry package for this project, with responsibility for both the external façade and internal blockwork on the ground floor level. The brick-clad façade, a key design element inspired by the London borough’s historic mansion apartments, incorporates reconstituted stone banding to create an elegant and durable finish. Sheriff Brickworks’ expertise ensures that this façade is built to the highest standards, contributing to the overall aesthetic and long-term sustainability of the buildings.

On the roofing side, Sheriff Construction has been integral in the design and installation of cutting-edge roofing systems for the development. Working closely with project designers, Sheriff is implementing several design changes to optimise the performance of the roofs. Currently, the team are undergoing preparations to install a waterproofing system which includes both blue and green roof finishes to meet the targeted U Value of 0.11.

These sustainable roofing solutions are crucial to the project’s commitment to energy efficiency and environmental responsibility, helping reduce water run-off, support local biodiversity, and enhance thermal performance.
